Most Active (Biggest Inventory Increases)

  • Mt Baker: +80.36% (101 vs 56) 🚨

  • Bellingham: +48.10%

  • Sudden Valley: +46.15%

  • Ferndale+40.82%

👉 These areas are where listings stacked up the fastest — sellers here are clearly feeling more competition.

Least Active / Declining Inventory

  • Everson/Sumas: –40.00% (tightest swing)

  • Meridian: +7.14%

👉 Inventory pressure is far lighter here — especially notable in Nooksack & Everson.

This tells us where buyers are actually writing offers.

Best Areas for Buyer Activity

  • Blaine/Birch Bay (880): +35.00%

  • Lynden (865): +33.33%

  • Bellingham (860): +12.90%

👉 880, 885, and 860 are the most meaningful improvements because they also have solid volume.

Worst Areas for Buyer Activity

  • Everson/Sumas 890: –62.50% ❄️

  • Ferndale 870: –43.24%

  • Meridian 865: –40.00%

  • Mt Baker 895: –28.57%

👉 These are the danger zones for sellers — more inventory, fewer buyers stepping up.


Median Price – Biggest Gains & Drops

Note though 1 month is not as accuarate as year over year...too many factors that can affect this number when comparing 2 months 

Biggest Price Increases

  • Lynden 885: +29.79% 💥

  • Sudden Valley 850: +24.53%

  • Mount Baker 895: +15.45%

  • Ferndale 870: +5.31%

👉 Despite higher inventory, 885 and 895 still saw price growth — tells me these are very product-specific markets.

Biggest Price Declines

  • Everson/Sumas 890: –10.83%

  • Meridian 865: –8.28%

  • Bellingham 860: –6.17%

👉 These drops are real and may be meaningful, especially 860 given its volume. But definatelty need to look year over year....which shows more flat


Months of Inventory (End of December)

This is the money stat when it comes to leverage.

Tightest Markets (Seller-Leaning)

  • Everson/Sumas 890: 1.13 months 🔥Map 850: 2.38 months

  • Bellingham 860: 2.39 months

👉 Even in winter, these areas favor sellers.

Softest Markets (Buyer-Leaning)

  • Lynden 885: 7.83 months

  • Mt Baker 895: 6.31 months

👉 These are pricing-sensitive markets right now. Buyers have options and time.


Big Picture

  • Inventory is up countywide (+30%), but buyer demand hasn’t disappeared — it’s just selective.

  • Some areas have rising inventory AND rising prices → tells us quality homes still win.

  • Months of inventory ranges from 1.1 to nearly 8 months, which means pricing and strategy matter more than ever.

  • This is not one market — it’s a patchwork of micro-markets.
