Nearly half of Veterans say homeownership feels out of reach in today’s market, according to a recent survey from NewDay USA. But for many service members and Veterans in Bellingham and throughout Whatcom County, buying a home may be more achievable than they realize.
One of the biggest reasons? Misunderstandings around VA home loan benefits.
Most Veterans know VA loans exist, but many are unclear on what the program actually offers. And according to recent survey data, three major misconceptions continue to hold buyers back.

Any one of those beliefs could be holding you back. Let's walk through all three, so you have the information you really need.
One of the biggest advantages of a VA loan is the ability to purchase a home with little to no money down. But many buyers do not realize that benefit is available to them.
In the NewDay USA survey, many Veterans estimated they would need to save between $10,000 and $20,000 before buying a home. For some buyers using a VA loan, that level of upfront savings may not be necessary.
That can make a major difference for buyers trying to enter the market in areas like Bellingham, Ferndale, Lynden, or Blaine, where home prices have remained relatively strong.
Another major benefit of VA loans is that there are limits on certain closing costs buyers can be charged. According to the Department of Veterans Affairs, that can reduce the amount of cash needed upfront when purchasing a home.
Combined with the low or no down payment option, this can help Veterans move into homeownership sooner than they expected.
Unlike many conventional loan programs, VA loans typically do not require private mortgage insurance (PMI), even when putting little or no money down.
That can lead to significant monthly savings.
For buyers using conventional financing, PMI can often add anywhere from $100 to $300 per month to a mortgage payment until enough equity is built up. Over time, that can add up to thousands of dollars.
Removing that expense can make monthly payments much more manageable, especially in competitive housing markets throughout Whatcom County.
For active-duty military members and qualifying reservists, Basic Allowance for Housing (BAH) and Basic Allowance for Subsistence (BAS) may also count toward qualifying income on a VA loan.
That means some buyers may qualify for more purchasing power than they initially expected. Since both BAH and BAS are non-taxable forms of income, they can strengthen your overall loan application and help expand your options.
