Choosing the right real estate agent is about more than simply finding someone who can write an offer or put a home on the market. For most buyers and sellers, the real difference comes down to communication, experience, availability, professionalism, and having someone they can depend on from beginning to end.
After nearly 30 years of helping buyers and sellers throughout Bellingham and Whatcom County, those are still the things I believe matter most.
Recent feedback from two clients, Leah and Tim, reminded me of that.
Leah recently worked with me on the purchase of a property and shared:
“We appreciated working with Sean during our property purchase. He was always kind, professional, and dependable. He was quick to respond to our calls and texts, punctual for every showing, and made himself available whenever we needed him. We appreciated his friendly demeanor and commitment throughout the process. Thank you for helping us close on our property!”
Tim's situation was very different. His organization was located on the East Coast, so we handled the entire sale remotely. After closing, Tim shared:
“Sean handled the sale of a property that my organization listed with him very professionally. We handled this all remotely since we are on the East Coast. We were happy with the price we received and the entire process went very smoothly.”
Two very different real estate transactions, but both highlight many of the same things that are important when choosing a real estate broker in Bellingham, Ferndale, Lynden, or anywhere in Whatcom County.

Real estate has changed dramatically over the years. Buyers can search properties online, sellers can track home values, and information is available almost instantly.
What has not changed is the importance of having an experienced real estate agent who answers the phone, returns messages, follows up, and keeps everyone informed.
Buying or selling a home involves a lot of moving pieces. Inspections, financing, appraisals, title work, timelines, negotiations, repairs, and closing details all have to come together.
Good communication helps keep small issues from becoming bigger problems.
Leah's comments about responsiveness and availability meant a lot to me because that is something I have always tried to make a priority. When clients have questions or need to make a decision, they should be able to reach their real estate agent.
Every real estate market is different.
The Bellingham and Whatcom County real estate market can vary significantly from one neighborhood or community to another. The market in Bellingham may behave differently than Ferndale, Lynden, Everson, Birch Bay, or other areas of Whatcom County.
Knowing the local market means understanding more than recent sales.
It means understanding neighborhoods, pricing trends, buyer activity, property types, inspection concerns, marketing strategies, and how buyers and sellers are reacting to current market conditions.
After almost three decades working in Whatcom County real estate, I have had the opportunity to help clients through many different markets.
Strong markets. Slow markets. Multiple-offer situations. Challenging negotiations. First-time purchases. Investment properties. Estate sales. Relocations. Remote sellers.
That experience helps me anticipate issues and guide clients through the decisions that come up along the way.
One of the things clients do not always see is how much work happens after an offer is accepted.
Getting a buyer and seller under contract is important, but it is only one step.
From that point forward, there are deadlines to manage, inspections to review, questions to answer, documents to coordinate, and often additional negotiations to work through.
That is why I have always felt that much of a real estate agent's most important work happens after the agreement is signed.
The goal is to keep the transaction moving while protecting the client's interests and making the process as smooth as possible.
Tim's sale is a good example. Because he and his organization were on the East Coast, they needed someone locally who could manage the details and keep the process moving without them having to be here in person.
Being able to tell me afterward that they were happy with the sales price and that the transaction went smoothly is exactly the type of result I want for my clients.
For buyers searching for homes in Bellingham or throughout Whatcom County, having a local real estate agent can be especially valuable.
Online listings provide plenty of information, but they do not always tell the entire story.
Location, surrounding properties, future resale considerations, condition, pricing, and neighborhood characteristics all play a role in determining whether a property is the right fit.
My role is not simply to sell someone a house.
It is to help them make a good real estate decision.
That means answering questions, providing objective information, identifying potential concerns, negotiating effectively, and helping clients understand the process before they make important decisions.
Leah's experience is a good reminder that buyers also need an agent who is available. Sometimes a showing needs to happen quickly. Sometimes a question comes up in the evening. Sometimes a decision has to be made before another buyer steps in.
Being responsive is part of doing the job well.
Sellers need a different strategy.
Pricing, preparation, presentation, marketing, negotiation, and communication all become especially important when bringing a property to market.
Every property is different, and the best marketing strategy should reflect the home, location, competition, and current market conditions.
For sellers who live outside the area, communication becomes even more important.
A seller should be able to confidently hand the process to their real estate broker knowing that the details are being handled locally.
Tim and his organization were able to do exactly that from the East Coast. They did not need to be physically present in Whatcom County to successfully complete the sale.
Whether a seller lives across town or across the country, my responsibility is the same: represent their interests, communicate clearly, handle the details, and work toward the best possible outcome.
