A few years ago, homes were flying off the shelves, often getting multiple offers well over asking. Sellers could name their price, and buyers were eager to jump in.
But today’s housing market is different. Buyers are becoming more selective now that inventory has grown, especially in areas like Bellingham and Whatcom County. Homes are sitting a little longer, and more sellers are making price cuts. To stand out in this shifting market, pricing your house right from the start matters more than ever, it can make or break your sale.
A recent survey from Realtor.com shows 81% of home sellers believe they’ll get their asking price or more. But actual sales data paints a different picture. According to the National Association of Realtors (NAR), 44% of recently sold homes closed for less than the asking price. And one in three sellers had to reduce their price at least once before a deal was made.

“By getting the right price early on, you can increase the odds buyers will be interested in the home. In turn, this decreases the chances the home will sit on the market for a lengthier timeline, also reducing the odds you’ll need to lower the listing price.”
The longer your house sits on the market, the harder it can be to sell, especially in competitive local markets.
To avoid these pitfalls, lean on a trusted real estate agent who understands what’s happening in Bellingham and Whatcom County. Your agent will look at recent local sales, buyer trends, and inventory levels to determine the ideal asking price for your property.
And remember, even if you list a little lower than you’d hoped, you’re probably still in a strong position. Home prices have risen significantly over the past five years, so there’s a good chance you’ll still walk away with a great profit.
