May brought a sharp increase in active listings, steady buyer activity in many areas, and notable shifts in median pricing. Below is a breakdown of what’s happening in key communities around the county—including Bellingham, Blaine, Ferndale, Sudden Valley, Mount Baker, and Lynden.
📊 Market Highlights
Inventory is up significantly across the board. Compared to May 2024, the number of active listings has climbed sharply in every featured area:
- Bellingham: +80%
- Ferndale: +51%
- Blaine/Birch Bay: +55%
- Lynden: +65%
- Mount Baker/Deming: +35%
- Sudden Valley: +38%
Pending sales are mixed. Buyer demand remains healthy in areas like Bellingham, Ferndale, and Lynden, all of which saw more pending sales than last May. Sudden Valley and Blaine/Birch Bay showed slight declines in pending sales, which may reflect shifting buyer priorities or price sensitivity.
